Part 1

Introduction to foreclosed properties.

One of the first things you should consider when you are thinking about investing in the foreclosure market is winning and loosing. You can win if you do your research and you can loose big if you don't. This is the reason you should consult with a Real Estate Professional that works in the foreclosure market. You can get bad info from an agent that does not understand the foreclosure market. Take you time and ask multiple questions, make a list and ask more questions. In part 2 we will cover what questions and how and when to ask them.

As I stated in previous blogs, it is in your best interest to consult with a Real-estate Professional that has full understanding of Foreclosures, before you start your search for a foreclosed home.

After that you can look for areas that you would like to use as a search base or farming area. you can go with sections of your home town or just choose a subdivision that you have knowledge of.

This farming location should be an area were you know the zoning laws, social demographics, any future building plans, and future business development.

Millions are made when you do your home work, and you can loose your but if you don't.

If you are starting out, with no knowledge of your chosen area you will need to start an information book. In this book list contacts, like your area DOT planning rep, city and county counsel leaders, zoning commission, planning commission, leading business owners, State house of Representatives, leading surveying companies, Utilities commission and any one that has information pertinent to the future of the farming area you have chosen. This list of contacts can get very extensive. you can never have too much information. This will become your guide for choosing and buying property that will increase in value over the next few years.

If you do not have the time to research your chosen area then do your self a favor and enlist a Real-Estate agent that has the resources to help you make a good decision. You will save more time and money using a knowledgeable agent and the service will be invaluable.
